As all things change, self storage is no exception; and it only gets better as we continuously discover new and innovative ways to meet the needs of each and every one of our loyal customers. Throughout our company and at several of our properties, many new changes have already come with still more exciting ones on the horizon for 2015 and beyond.
Take a look at some of our exciting projects that have been completed and ones that are underway for this year:
Ongoing Projects – Office Renovation
Sometimes the need is small, but the effect is huge; a simple office facelift, for example. Recently our Moove In Self Storage facility located at 2290 Greenbriar Road in York wrapped up a small renovation to the property office. Completed this spring, Suzi Conner, the property manager now has a refreshed, bright office to welcome her amazing tenants. A fresh coat of paint, new ceiling tiles, some new carpet and a new glass door will do wonders!
Completed Projects – Facility Expansion
Another project we recently completed is additional exterior units constructed at our location at 1250 Shreiner Station Road in Lancaster. This facility has seen a rapidly increasing need for drive up accessible units, so construction began in the fall of 2014 and wrapped up early in 2015. We added 60 drive up units which include 10×10, 10×15, 10×20, 15×20, 10×30 and 10×35 sizes. Some of these units are even available with heightened door entries which are very beneficial for industrial needs. These new units are ready and available for reservation and rental – stop in today and check them out!
Completed Projects – Property Management
Our location at Shreiner Station Road has seen more changes than just additional units. We also welcomed a new property manager, Tyranni Rineer. Tyranni comes to this location after beginning with Moove In Self Storage at our Quarryville location in December 2013. She has been part of a great success with her first facility, achieving an astonishing almost 98% occupancy and being awarded at the annual company meeting with the ‘Rookie of the Year’ for 2014. Way to go, Tyranni!
“One of my favorite aspects of the job is cultivating my customer relationships. My goal is to reach the same benchmarks here at Moove In 741 as I had in Quarryville.” – Tyranni Rineer, CSSMThe Moove In family also welcomes new property manager, Jaclyn Woerth to the our Quarryville location. Jacki takes the reins from former manager, Tyranni, and has settled in to the property and continues the ongoing trend of keeping the facility at a high occupancy.
“Creating a loyal and happy customer, and then giving them something they don’t expect, has always been my goal everywhere I’ve worked. I also believe in growing a larger and stronger global community, though that may be a little lofty. So I’m going to try and start small and local, trying to bring some friendly relationships, opportunities and fun that the “big city” of Lancaster has to offer down to the southern end.” – Jacki Woerth
Completed Projects – Facility Expansion, Acquisition, Renovation and Property Management
From the fall of 2014 through the early 2015, our location at 220 Centerville Road in Lancaster has purchased a neighboring facility; has finished, began and planned new construction projects; and has a new property manager. This property has seen more change in the last six months than most facilities see in 10 years!
In August 2014, we began to demo and clean out some of our existing warehouse space located inside the facility. The section located at the south side of the facility was renovated and added to the property’s temperature controlled interior units. At the north side of the facility, the warehouse space was converted to large scale garage units which would benefit luxury RV and boat owners, as well as our industrial and commercial neighbors needing space. These units were constructed to be equipped with heating during the winter months and lighting.
In late October 2014, Investment Real Estate, LLC brokered and Moove In Self Storage purchased the existing self storage facility known as Centerville Self Storage at 22 Prestige Lane, which is just a short walk behind the main property down Prestige Lane. This acquisition added more than 400 units and parking spaces with an already established tenant base, and offers the possibility of parking expansion.
During the recent months, the units at Prestige Lane have undergone renovations and repairs, which include a new roof, the replacement and updating of door springs and latches and additional parking spaces. This project will continue with an upgraded gate and keypad entry installation, as well as new video surveillance. In the coming months, improvements and corrections will be made to the property pavement and other cosmetic items will be addressed.
We are currently working on the construction of our newly named ‘Ultra Premium Units’. The property is yet again repurposing commercial space to add to the ever-growing need of storage units. These units located at the front of the property will span the mid-sized range and offer some amazing amenities currently not offered at any of our other locations. Amenities, just to name a few, are to include active controlled ambient temperatures, carpeted unit floors, specific unit video surveillance, ADA accessibility, automatic doors, lights and other features.
Along with the renovation and construction of the premium spaces, the main office has begun what will be a complete facelift and remodel of the existing space. When completed, our Centerville location will come to look like the other offices in our Moove In Self Storage brand, complete with barn-style office and new signage throughout; examples include our locations on Morgan Lane (North George Street) in York, Doe Run Road in Manheim and Shreiner Station Road (Route 741) in Lancaster.
- PROPERTY MANAGEMENT:
Our Centerville location has one last change; a new property manager, Polly Irion! Polly has been with Moove In Self Storage since August 2009, and began with the company as a relief manager. After only a short time, she became the full time manager at our Quarryville location. Polly returned to her roots as the company’s relief manager in summer of 2010 after her maternity leave and birth of her first child, a baby boy. She has since worked steadily to continuously provide each facility with an expert secondary manager. In March, Polly returned from her second maternity leave and birth of a baby girl to assume her new role as the property manager at Centerville. Polly’s extensive knowledge and attention to detail will be beneficial to both the ever-changing property and the loyal customers there.
“The goals are high, but I’m confident in my determination to get there, and in the support I have from the company and my co-workers.” – Polly Irion, CSSM
Future Projects – Coming Attractions
Not yet scheduled projects within the company currently include the addition of an office and additional units to our Quarryville location, an office addition and renovation to our Stone Mill Road location in Lancaster, additional interior spaces to our Centerville Road location in Lancaster, and a full office remodel of our Baltimore location.
